By the fourth month of house hunting taking up your Saturdays, most people are tired enough to talk themselves into any home. The photos looked right. The agent was reassuring. Everyone is telling you to hurry up.

So you make a quick decision, only to find the crazy traffic at eight in the morning, the water that comes through the back wall in July, or the neighbour's plans for the McMansion on the block behind. It is the biggest purchase of your life, and you found all that out afterwards, and it is too late.

I made those mistakes myself, early on. I paid the expensive price of taking advice from people who should have known better, and that is the entire reason I do this now.

You can use internet searches, or someone who will send you a beautiful report built out of data and photographs. The data is useful. It is also not standing in the street at seven o'clock on a Thursday night.

So I turn up before you commit, local or interstate. I look at what the photographs are cropping out, what the light is like, what the neighbours are doing, and what it will cost you to put right. Then you choose, knowing what you are actually buying.

What is a buyers advocate?

A buyers advocate works only for you, the buyer. My job is to find the right property, check it properly, and negotiate the best price and terms on your behalf.

What is the difference between a buyers advocate and a real estate agent?

It comes down to who they work for. A real estate agent represents the seller and wants the highest possible price for that property. I represent you, and I want the right property for you at the best possible price.

Do you only work with investors, or can you help me buy a home?

Both. I help first home buyers, families buying their next home, and people building a property portfolio. Whatever you are buying, the job is the same, to understand what you actually want and go and get it for you.

What areas do you cover?

I am Melbourne based and I know the inner and south eastern suburbs well. I also travel interstate when the right property for a client is somewhere else, because I believe in seeing a property in person before you commit to it, wherever it happens to be.

Do you really inspect every property in person?

Yes, and it is one of the things that sets me apart. Others may look at the research. I get the whole story. Before you make a decision I turn up in person, local or interstate, to make sure the property is exactly what the research and the photos say it is. No nasty surprises after you have signed.

How much does a buyers advocate cost?

I normally charge a flat fee, and what it is depends on how much you want me to do, from research only through to managing the whole purchase for you. Is a buyers advocate worth it?

For a lot of people, yes. Buying property is one of the biggest financial decisions you will ever make, and getting it wrong is expensive. I have made those expensive mistakes myself, and I now use everything I learned to help you avoid them, save time, and buy with confidence. Whether it is worth it for your situation is something we can talk through in a free chat.

Can you help if I have already found a property?

Yes. If you have found somewhere you love and you just want someone to negotiate the best price and terms for you, I can step in and do exactly that. You do not have to take the full service to get my help.

Do you have access to off market properties?

Often, yes. Years in property means a network of agents and contacts, and that sometimes means seeing properties before they reach the open market. It is one of the quiet advantages of having someone like me working for you.

Can you tell me whether a property is a good investment?

I can give you thorough research, considered observations, and the benefit of my own experience, so you can make an informed choice. What I do not do is give financial, tax or legal advice, so for those parts I will always point you to a licensed professional. The decision is always yours, and my job is to make sure it is a well informed one.

How does the whole process work?

I worked hard to build wealth for me and my family through property. Like many people I love property because it is an asset I can see and experience.

Over the years I have bought, sold and developed both residential and commercial property myself. I made my share of mistakes, and I paid the expensive price of taking bad advice from people who should have known better.

So I set out to learn it properly.

Three years ago I became a licensed buyers advocate, so I could do for others what I wish someone had done for me. The straight version of what a property is worth, and the door opened to the right opportunities, without the costly missteps along the way.

Born and raised in Melbourne. Father, husband of almost forty years, and someone who likes to support his community.
